Do I need planning permission for an extension?

Many single-storey rear extensions fall under Permitted Development if you meet the size, height and material rules. Anything over 4m deep, in a conservation area, or at the front of the house typically needs a planning application. We check this for you on the first visit and submit the application if needed.

How much does an extension cost?

How long does the build take?

A 25–35 m² single-storey extension typically takes 10–14 weeks on site once we start. Two-storey work runs 16–22 weeks. The design and planning stage adds 8–12 weeks before site work begins, depending on the local authority.

Will I have to move out?

Almost never. We seal the existing house from the works area and aim to keep the kitchen functional until late in the build. Most clients live on site throughout. We agree noisy/dusty days with you in advance.

What's the difference between a fixed-price quote and an estimate?

An estimate is a rough number that can rise. Our fixed-price contract sets one price for the agreed scope. The only thing that changes it is a written change order signed by you — for example if you decide to upgrade a finish mid-build.
