Edgbaston is some of the most architecturally significant residential property in Birmingham — large Victorian villas around Carpenter Road and Wheeleys Road, substantial Edwardian houses through Vicarage Road, and the Calthorpe Estate's listed and conservation-area stock running off the Hagley Road. Our work here is predominantly major renovations, sympathetic extensions and the occasional luxury new build.

Two planning controls overlap: Birmingham City Council's standard process plus, where applicable, the Calthorpe Estate's own design oversight. That means projects need thorough up-front work — measured surveys, heritage statements, planning pre-app meetings, listed building consent where required. We do all of that as part of the design stage rather than treating it as an afterthought.

Specialist trades matter here. We have lime plasterers, sash window restorers, slate roofers and traditional masons we've worked with for years — the kind of trades you can't book on a fortnight's notice. Build costs reflect the heritage standards, and timelines run 6–18 months. We price each project individually once we've seen the property.
