Leamington is a Regency spa town and its centre is one of the most tightly protected environments we work in. Large parts are covered by conservation areas and a significant proportion of the housing is listed — often whole terraces at once.

That changes the job fundamentally. Listed building consent runs alongside planning permission, lime mortar and lime plaster replace cement, sash windows are repaired rather than replaced, and Warwick District Council's conservation officer is involved from the start rather than at the end.

Rear elevations and later additions usually offer the realistic scope for change. Front elevations and anything visible from the street face far heavier scrutiny. Programmes here are longer than equivalent work elsewhere, and that needs building into expectations at the outset rather than discovered mid-project.
