Dormer loft conversions are the most common job we do in Walsall, and the reason is the housing. The borough's 1930s semis and post-war stock generally have simple cut-roof structures with enough height to work with, few conservation designations to navigate, and permitted development rights intact. That combination means most Walsall lofts go from survey to finished without a planning application at all.

The split by roof type follows the usual pattern. Hipped 1930s semis need a hip-to-gable to square off the usable floor area, then a rear dormer for head height across the back. Gable-ended semis and post-war detached often need nothing more than a rear dormer, which is a faster and cheaper build. Where the property already has a generous roof, a rooflight conversion can be the cheapest useful option on our books.

The one thing worth checking early on later Walsall housing is the roof structure itself. Anything built from roughly the 1970s onwards is likely to use trussed rafters — a web of thin timbers that fills the loft and cannot simply be cut out. Converting one means re-engineering the whole roof on steels, which changes the economics enough that an extension is sometimes the better answer. We establish which you have at the survey.

Costs

How much does loft conversion cost in Walsall?

What you pay depends mostly on which of the options below your property allows — the gap between the simplest and the most involved is substantial, and it is decided by the building rather than by us. We survey first, then give you a single fixed price. We would rather do that than publish a range that does not survive contact with your Walsall property.

Planning

Do you need planning permission in Walsall?

Your planning authority is Walsall Council. Here is what that means in practice for loft conversions in WS1–WS5.

  • Most Walsall loft conversions are permitted development: up to 40m³ of added roof volume on a semi or terrace, 50m³ on a detached house, with nothing projecting forward of the existing front roof plane.
  • Conservation designations are limited across the borough compared with Harborne, Edgbaston or Lichfield, so the permitted development route is available far more often here.
  • A hip-to-gable combined with a rear dormer uses most of a semi's 40m³ allowance — the calculation needs doing at design stage rather than being discovered mid-build.
  • Where a full application is needed, Walsall Council determination is the standard 8 weeks and officers are generally pragmatic on well-proportioned dormers.
  • Side-facing windows must be obscure-glazed and non-opening below 1.7m from floor level.
  • Building Regulations apply regardless of the planning route: protected stair enclosure, 30-minute fire doors to habitable rooms, escape provision and structural floor design are all mandatory and all in our scope.

What your Walsall roof allows

  • 1930s hipped semi: hip-to-gable plus rear dormer, giving a double bedroom and en-suite.
  • Gable-ended semi and post-war detached: rear dormer alone is often sufficient — faster and cheaper.
  • Larger detached (Aldridge, Streetly directions): full-width dormers, sometimes two rooms plus a bathroom.
  • 1970s-onwards trussed-rafter roofs: convertible, but the structure must be re-engineered on steels, which materially changes the cost.
  • Bungalows, common in parts of the borough: often excellent conversion candidates with generous roof volume and no upper floor to disrupt.
