Removing a load-bearing wall and installing a steel beam costs between £2,500 and £8,000 in the West Midlands in 2026. A straightforward opening between two ground-floor rooms in a semi usually lands at £3,000 to £4,500.

It is the single most transformative thing you can do to a tired ground floor, and it is also the job where the gap between doing it properly and doing it cheaply is most dangerous. The beam is holding up the house.

Why the steel is the cheap part

People are often surprised that the beam itself is a small fraction of the bill. A domestic steel beam might be £300 to £800. The cost is in everything around it.

A structural engineer has to calculate the load and specify the section — typically £400 to £800. The wall above has to be propped with acrow props and strongboys while the wall below is removed, and the props have to stay in place until the beam is seated and the padstones have gone off. Padstones spread the load into the masonry at each end, and getting them wrong is how walls crack.

Then there is the making good: plastering, flooring across the old wall line, skirting, and often re-siting radiators, sockets and light switches that were on the wall you have just removed. On most jobs the making good costs more than the steel.

How to tell if a wall is load-bearing

There are indicators, but none of them are proof, and this is not a judgement to make yourself.

Walls running perpendicular to the floor joists above are more likely to be structural. A wall that continues on the floor above, or that sits directly above another wall on the floor below, is more likely to be structural. Solid masonry walls are more likely to be structural than stud partitions — though a stud wall can still be carrying load.

The reliable signs are the ones you cannot see from the room: which way the joists span, what is bearing on the wall in the loft, and whether the wall is carrying a purlin or a section of roof. That is why the engineer's visit comes before the sledgehammer, not after.

A wall that is not carrying floor or roof load can still be a buttressing wall providing lateral stability. Removing one of those without replacement is how you get bulging in an external wall a few years later.

Building Regulations are not optional

Removing a load-bearing wall requires Building Regulations approval. There is no version of this job that is exempt.

You need structural calculations from an engineer, and Building Control will want to inspect the opening before it is closed up — typically once the beam is in and the padstones are visible. They are checking the bearing, the beam size against the calculations, and fire protection to the steel where required.

Skipping this is a false economy of a specific kind: it does not show up until you sell. Buyers' solicitors ask for the completion certificate on any structural alteration. Not having one means either a regularisation application after the fact — which can involve opening the work back up — or an indemnity policy and a nervous buyer.

How long it takes and what it is like to live with

One to two weeks on site for a single opening. The disruptive part is short: propping and cutting out the wall is usually two to three days, and it is dusty, loud work.

The props stay up longer than people expect. The beam has to be seated, the padstones need to cure, and the load has to be transferred gradually. Anyone taking the props down the same day they put the beam in is rushing something that should not be rushed.

Most households stay in the house throughout. The room is unusable and the dust travels, so it is worth sealing doorways and moving anything soft out of the adjoining rooms before it starts.

The three questions to ask any quote

First, who is doing the structural calculations, and is that cost in the quote or extra? A quote without engineer's calculations is not a complete quote.

Second, is Building Control notification and the inspection fee included, and who is submitting it?

Third, what does making good cover? Ask specifically about the ceiling line where the wall was, the floor across the old wall position, and any electrics that were in the wall. This is where quotes quietly diverge, and it is the difference between walking into a finished room and walking into a room with a scar across the ceiling.
