Open-Plan Kitchen Diner: What Opening Up Actually Involves

The structural work, Building Regulations and heating changes behind an open-plan kitchen diner — and the mistakes that make them cold and loud.

Open-plan kitchen diners are the most requested change to a West Midlands home, and the most underestimated. On paper it is a wall coming out. In practice it is a structural job, a heating job, an acoustic job and a lighting job that happens to end in a kitchen.

This is what actually has to happen, in the order it happens, and the decisions that determine whether the finished room is a pleasure or a permanently chilly echo chamber.

First: is the wall structural?

Almost every kitchen-to-dining-room wall in a post-war West Midlands house is carrying something. Removing it needs a structural engineer's calculations, a steel beam sized to the span, padstones to spread the load, and Building Control inspection before the opening is closed up.

Budget £2,500 to £4,500 for a standard opening between two ground-floor rooms, rising to £7,000 or more for a full wall removal with a longer span. The beam itself is a small part of that — most of the cost is calculations, propping, padstones and making good.

If the wall is not carrying floor load it may still be a buttressing wall providing lateral stability, which cannot simply be removed either. Either way, the engineer comes before the sledgehammer.

Heating: the mistake almost everyone makes

Two rooms heated separately become one large room with roughly double the volume and, usually, one radiator fewer — because the wall the radiator was on has gone.

The result is a room that never quite gets warm, and the fix after the fact means lifting a floor you have just laid. Recalculate the heat requirement for the combined space before first fix, not after. In most cases that means either underfloor heating, larger radiators, or both.

Glazing makes this worse. Bi-folds, sliding doors and rooflights are wonderful and they are also large areas of glass losing heat. The more glazing, the more the heating calculation matters.

Noise, and why open plan sometimes disappoints

The complaint people rarely anticipate is acoustic. Hard floors, large glazed areas and a big open volume make a room that echoes, and a dishwasher or extractor running is suddenly audible across the whole ground floor rather than behind a closed door.

It is manageable if it is designed for. Soft furnishings, rugs, acoustic underlay beneath hard flooring, and a quiet extractor specification all help. So does a partial opening — a wide cased opening or a broken-plan arrangement with a half wall or crittall-style screen — which gives most of the light and sightlines while retaining some separation.

Full open plan is not automatically better than broken plan. It is a preference, and it is worth deciding deliberately rather than by default.

Light: where rooflights earn their money

Combining two rooms usually leaves a deep floor plan with windows only at each end, and the middle of the room can end up darker than either original room was.

Rooflights fix this more effectively than any amount of additional glazing at the ends. A rooflight delivers considerably more usable daylight per square metre than a vertical window, and it lands in the centre of the plan where it is needed.

If the room sits under a flat roof or a single-storey extension, rooflights are usually straightforward. Under a pitched roof with rooms above, they are not an option and the answer is glazing at the rear plus careful artificial lighting design.

Building Regulations you will encounter

Structural alteration for the opening, requiring calculations and inspection. Part P certification for the electrical work, which is extensive in a kitchen. Ventilation requirements for the cooking area under Part F. And where the work forms part of an extension, Part L thermal standards for the new envelope.

If the kitchen is being relocated to a different part of the house, drainage runs become a factor and may need Building Control involvement.

None of this is exotic, but all of it needs to be in the programme. The most common cause of a stalled kitchen project is second fix arriving before the electrics have been signed off.

The sequence and how long it takes

Strip out, structural opening and propping, first fix plumbing and electrics, plaster, screed and underfloor heating if specified, flooring, kitchen installation, second fix, then decoration.

Four to eight weeks for a kitchen with a structural opening. Add two to three weeks if underfloor heating is going in, because screed needs time to cure before flooring can be laid over it.

The kitchen itself is usually the shortest phase. Most of the programme is everything that has to happen before the units can be fitted.
